By accepting a quotation, booking an appointment or allowing work to begin, you agree to
these Terms & Conditions.
1. Definitions
• Company refers to AB12 Services Ltd. (SC563258) Registered office: The Steading
East Ashentilly, Maryculter, Aberdeen, AB12 5GQ.
• Client refers to the individual, landlord, agent, or business engaging the Company’s
services.
• Services refers to any works, coordination, communication, property management,
maintenance, or related tasks carried out by the Company.
• Agreement refers to the acceptance of an estimate, quote, or service instruction.
2. Quotations & Estimates
• Quotes are based on information available at the time and exclude unforeseen work,
materials or extra costs unless stated.
• Additional or revised work will be discussed where reasonably possible.
• Estimates are not fixed prices unless expressly stated.
3. Hourly, Time Based and Fixed Price Work
• Some work is charged at an hourly rate, with a minimum charge of one hour.
• Additional time is billed in half hour increments.
• Time spent preparing the work area, sourcing or collecting materials, or reasonably
dealing with customer requirements may be chargeable.
• Current rates are published on our website.
• Some jobs may be offered at a fixed total price instead of an hourly rate. Fixed price
work will be clearly stated in advance, and the agreed price will apply unless
unforeseen additional work is required.
4. Materials
• Customers pay for required materials unless agreed otherwise.
• If we source materials, you reimburse the cost.
• Customer-supplied materials must be suitable and available; delays caused by
unsuitable items may incur extra time.
5. Customer-Supplied Products
• You are responsible for ensuring products are complete and suitable for installation.
• We are not liable for manufacturing defects, missing parts or poor instructions.
• Work may be paused if products cannot be safely or correctly assembled.
6. Access
• Customers must provide safe, timely access to the property.
• Delays or lack of access may be chargeable.
• The Client is responsible for providing accurate information regarding the property,
tenants, and any relevant conditions.
• The Company is not liable for delays caused by lack of access, incorrect information,
or third party involvement.
• Please advise us of parking restrictions, alarms, pets or other relevant conditions.
7. Existing Property Condition
• We take reasonable care but cannot be responsible for damage caused by hidden
defects, structural issues or previous poor workmanship.
• Work may be paused if continuing poses a safety risk.
8. Hidden Services
• Customers must inform us of known concealed pipes, cables or structural issues.
• We take reasonable precautions but cannot guarantee hidden services will not be
encountered.
• Specialist investigation may be recommended where needed.
9. Specialist Work
• We only undertake work within our competence and insurance cover.
• Specialist or unsafe work may be declined, and customers may be advised to use
qualified contractors.
10. Workmanship
• Work is carried out with reasonable care and skill.
• Concerns should be raised promptly; we will inspect and rectify where appropriate.
11. Customer Inspection
• Customers should inspect work on completion and raise any obvious issues
promptly.
12. Damage
• We are not liable for damage caused by pre existing defects or conditions outside our
control.
• Damage caused by our negligence will be considered fairly and in line with applicable
law and insurance.
13. Cancellation & Rescheduling
• If the Client cancels or reschedules work with less than 48 hours’ notice, the
Company may charge a cancellation fee to cover lost time and scheduling impact.
• If the Company must reschedule due to unforeseen circumstances, the Client will be
notified as soon as possible.
14. Consumer Rights
• Distance contracts may include a 14 day cancellation period.
• If work begins during this period at your request, you may be charged for work
completed.
• Completed services during the cancellation period may end the right to cancel.
15. Pricing & Payment Terms
• Payment is due on completion unless agreed otherwise.
• Invoices must be paid by the due date.
• All prices are stated exclusive of VAT unless otherwise noted.
• Late payments may incur interest at 4% above the Bank of England base rate,
calculated daily until the outstanding balance is paid.
• The Company reserves the right to suspend ongoing or future work if invoices remain
unpaid.
16. Additional Work
• Extra work outside the agreed scope will be discussed where possible.
• Immediate action may be taken if required for safety or to prevent damage.
17. Delays
• Appointment times are estimates unless guaranteed.
• We are not responsible for delays caused by circumstances outside our control.
• Significant delays will be communicated where reasonably possible.
18. Access & Client Responsibilities
• The Client must ensure safe and reasonable access to the property at agreed times.
• The Client is responsible for providing accurate information regarding the property,
tenants, and any relevant conditions.
• The Company is not liable for delays caused by lack of access, incorrect information,
or third party involvement.
19. Data Protection & Privacy
• The Company will handle all Client and tenant information in accordance with UK
GDPR.
• Personal data will only be used for the purpose of delivering Services and will not be
shared with third parties except where necessary to complete the work.
• We may take photos to document work,
• Photos will not be used for marketing without permission where required.
20. Liability & Limitations
• The Company will exercise reasonable care and skill in delivering Services.
• The Company is not liable for:
o Pre existing issues within the property
o Damage caused by faulty materials supplied by the Client
o Delays outside the Company’s control (weather, supplier delays, tenant
access issues, etc.)
• The Company’s total liability shall not exceed the total amount paid by the Client for
the specific Services provided.
21. Insurance
• We maintain appropriate business insurance. Coverage depends on policy terms and
circumstances of any incident.
22. Specialist Contractors
• If specialist work is required, customers may be advised to appoint a qualified
contractor.
• The Company may use trusted subcontractors or tradespeople to complete certain
works
• We are not responsible for work carried out by third party contractors.
23. Complaints
• Concerns should be raised promptly.
• We will inspect and resolve genuine workmanship issues fairly.
• Customers should allow us the opportunity to rectify issues unless urgent action is
required.
24. Intellectual Property
• Website content belongs to AB12 Services Ltd unless stated and may be updated.
25. Changes to Terms
• Terms may be updated. The version applicable is normally the version in force at the
time of booking unless law requires otherwise.
26. Governing Law
• These Terms are governed by Scottish law and any disputes shall be handled under
Scottish jurisdiction. Disputes will be approached amicably before formal action.
27. Acceptance
• By booking, accepting a quote or allowing work to begin, you confirm you have read
